yeah, that's a lot of money. the price on this house is very very good. most other houses in the area are in worse shape and asking $20k more. head east towards NYC and it's a totally different story, ugh. SO much more.

it really doesn't need a lot of work, which is great.
coupla things that would be nice would be to bring the front door out to have an enclosed entrance way with some closets. dormers on the front. finish off part of the basement. central air (which may be hard in a cape cod).
alas, none of those things are in the budget.

it's in really really nice shape. definitely move-in ready. only thing we'd want to do is replace the windows, but they're fine right now, maybe just not as effecient as new ones.
